Observe the differences between the two photos. We recently conducted an 11-month warranty inspection and discovered that the fascia flashing did not adequately cover the ends of the roof sheathing or support the roof shingle overhang. The exposed ends of the roof sheathing will absorb moisture and eventually deteriorate to the point where they must be replaced. The shingles may bend, crack, and ultimately break off, necessitating replacement as well. As you can see, properly installed flashing and a drip edge extend the roof's lifespan by preventing wood rot, mold growth, and other forms of water damage that can lead to premature roof deterioration. Protect your investment and your home by hiring a certified home inspector before purchasing a newly built home or before your 11-month builder warranty expires.
