Do This Before You Buy Your Dream Home!

Caution! Before purchasing a new construction home, it is essential to consult both a professional real estate agent and a certified home inspector. For most of us, buying a home is the largest investment we will make in our lifetime. It's crucial to ensure that our future home meets our expectations and is built to last for many years to come.


Recently, we conducted a pre-drywall inspection on a new construction property and discovered several deficiencies. We provided the buyer with a detailed written report, complete with numerous photographs of the issues found.


When the buyer forwarded this report to the construction manager, they received a limited response stating, “We will fix the things that are not up to code.” This response felt inadequate for someone preparing to spend $600,000 on a home.


The buyer then contacted me seeking clarification on what would be fixed, what wouldn't, and the specific code requirements for the deficiencies outlined in our report. I explained that while we are not code inspectors, I would provide him with information regarding the applicable codes for the items we identified, accompanied by illustrations. Additionally, I pointed out that there are issues, such as significant bows in the walls that exceed industry standards, which should also be addressed.
