When is the Best Time to Have a Home Inspection?

The best time to get a home inspection is usually before moving in. This allows inspectors to thoroughly examine the property without interference from personal belongings or furniture. In new construction, homes are often empty, providing easy access to walls, ceilings, and floors, which allows for a complete assessment of the home’s condition. Inspectors can check for issues like damage to floor coverings, the functionality of all windows and electrical outlets, and the condition of walls and ceilings without any obstructions. Often, due to stored items in garages, the inspector cannot access critical items such as water heaters, electrical panels, and attic access.

For resale homes, it is advisable to schedule a follow-up inspection after the home is vacated and before closing. This ensures the inspector has clear access and can thoroughly reassess the property, helping to identify any problems that might have been hidden while the property was occupied.

Sometimes, buyers move in and find deficiencies they believe should have been caught by the home inspector. However, these issues could have been hidden by furniture or personal items during the initial inspection. For example, a homeowner might notice a squeak in the floor after moving furniture and think the inspector missed it. If the squeak is under a bed, the inspector may not have had access to it during the inspection, which emphasizes the importance of inspecting the home when it is vacant.
